Sam’s maternal 3x great-grandfather, Samuel Augustus Maverick, was a Yale graduate and lawyer who arrived in Texas in 1835 seeking to build a land empire. Delayed by the Texas Revolution, he joined Ben Milam’s division and represented the Alamo garrison at Washington-on-the-Brazos, signing the Texas Declaration of Independence. Known for not branding his cattle, the term “maverick” originated from him, later symbolizing independence. By his death in 1870, he owned over 300,000 acres in West Texas, where a county bears his name.
The Pancoast family moved to San Antonio in 1853. In 1863, Aaron Cooper Pancoast (1811–1894) relocated to the King William Neighborhood, acquiring land for a cow and chickens. His son, A.C. Pancoast Jr. (1865–1953), became a civil engineer and served as San Antonio’s City Engineer and County Engineer for Bexar County, mapping Broadway along a flood-safe contour line. A.C. later acquired properties around San Antonio, teaching his grandson, Charlie Noble, the value of real estate, inspiring Charlie’s career as a respected real estate appraiser.
Col. Charles Noble (1898–1979), a West Point graduate, was stationed at Fort Sam Houston in 1922 and became one of 25 officers who founded USAA, holding policy number 7. During WWII, he commanded Combat Command B of the 16th Armored Division, leading the liberation of Pilsen, Czechoslovakia, and earning the title “Liberator of Bohemia.” He received the Czechoslovakian Military Cross, the Order of the White Lion, the Bronze Star with “V” for valor, and the Legion of Merit. After retiring in 1949, he founded an investment and property management business.
In 1956, Charles “Charlie” Noble Jr. (b. 1930) began his appraisal career with George French before establishing the Texas Highway Department’s first appraisal division in San Antonio. He later founded Charles H. Noble, Jr., Inc., which became Noble & Associates, Inc. Known for mentoring many San Antonio appraisers, his firm once had over 30 employees. Charlie’s oldest son, Hank, joined in 1978, and his youngest, Sam, in 1988. Charlie retired in 2016 but worked until age 90. In 2023, Hank sold his ownership to Sam, who now leads the firm.
Over more than 70 years, Noble & Associates has appraised a wide range of unique properties nationwide, including USAA Headquarters in San Antonio, EDS Headquarters in Plano, the General Motors Assembly Plant in Arlington, the Campbell’s Soup mushroom farm, Enchanted Rock State Park, Kelly Field and Quintanilla Ranch contamination sites, San Antonio International Airport hangars, the Union Stock Yards, and Six Flags Fiesta Texas.
Sam is working to continue his father’s legacy and reputation. Due to his father’s work ethic, Sam started working summers and vacations in 1974 at 9 years old. He answered the phone, made copies, assembled reports, ran film to Fox Photo, delivered reports downtown, and whatever else would help. He learned the business from the ground up helping measure buildings and taking photographs. Today, Sam still enjoys every unique opportunity being a real estate appraiser offers. Each day provides the chance to see new properties, meet new people and help them solve whatever real estate issues they are facing.
His current range of projects includes a variety of purposes, including: Ranches, greenbelt trail easements, historical homes, and residential portfolios in guardianship. Various properties for ad valorem tax, including hotels, mini-storage facilities, office buildings, retail strip centers, apartment complexes, and retirement homes. Condemnation assignments for churches, retail centers, office buildings, ranches, commercial buildings, and vacant land.
